*Typical day still photography shoot turn around time is by the end of the next business day after a shoot occurred; however, due to possible unexpected circumstances, we require up to 2 or more business days to fulfill final project delivery requirements. 

Project Delivery

Our photography will need to be paid in full before delivery.

We price our work by “zone”, with distance and milage starting from downtown Sarasota.

All photography and cinematography comes with a free online hosted virtual tour. The tour allows you to change music, image order, hide and show images. Since it is hosted online, you are also able to download your photos at any time in multiple size formats.

25-30 photos of on-site, basic interior and exterior ground photography. Vignettes or feature close-ups are not included in this package price. Additional image angles, featured close-ups, and photo manipulation can be purchased separately; please contact our office for pricing. Complimentary on-site amenities are taken or added when possible at no extra charge based on our stock photography availability. Amenities are strictly complementary and are not considered part of our base package; amenities may not always be available.

4-8 exterior aerial photos of the property showcasing surrounding landscape features. Photos will be provided with outlines around the general property.

25-30 images of the interior and exterior areas of the property. 1.5 – 2 Minute video interior/exterior walk-through, also showcasing aerial and ground video footage to create a cinematic video presentation of your property.

We accept all major credit cards. Call our office to set up your billing profile. We do not accept checks, cash, or other forms of payment.

Usage Agreement

Ownership vs. Usage Rights

All media we produce is the sole property of Coastal Home Photography, llc. (CHP)

This means that when a real estate agent hires us to shoot photography, they are not purchasing the ownership rights for the photos themselves, but rather the usage rights to use the photos for that particular property MLS listing. All photography usage rights purchased by real estate agents are considered one time use, per each MLS listing for the duration of the life of the MLS listing. This helps to keep our prices low.

Media Rights

Rights per listing are non-transferable and non-tradable. Media delivered from CHP may not be sold, resold, traded, or exchanged in any way without first consent from CHP. 

During the life of the MLS listing, CHP media rights are allowed to be used in all types of print advertising, as well as internet-based websites such as but not limited to Zillow, Realtor.com, Facebook, Instagram and Twitter.

Additional Usage

If you would like to use the photos for another listing or agent, you or another agent will need to contact our office and purchase the rights to use those photos for the new property listing. All rights not expressly granted hereunder are reserved to the CHP, including but not limited to all rights in preliminary materials and all electronic rights. For purposes of this agreement, electronic rights are defined as rights in the digitized form of works that can be encoded, stored, and retrieved from such media as computer disks, CD-ROM, computer databases, and network servers.

Reservation of Rights

All rights not expressly granted hereunder are reserved to the CHP, including but not limited to all rights in preliminary materials and all electronic rights. For purposes of this agreement, electronic rights are defined as rights in the digitized form of works that can be encoded, stored, and retrieved from such media as computer disks, cd-rom, computer databases, and network servers.

Credit

Photo credits in the name of Coastal Home Photography, llc. shall accompany our work when it is reproduced in all instances of books, magazine or other publications shown in the sample below: “Photo(s) by www.chpteam.com”

Is your property “Shoot Ready”? Make sure, by following these guidelines:

• All lights ON with working light bulbs
• Still Photography: Fans OFF
• Video: Fans ON
• Open blinds/curtains.
• Move Vehicles away from window viewing.
• Turn on all water features and pool lights.
• Hide surface clutter such as tissue boxes, counter items, trash cans, books, small everyday objects.
• Open/Close doors and cabinets as they should be. (To help avoid missing small rooms).
• Stage all furniture, couch pillows, position rugs, make beds, arrange shelves, counter spaces, and stock bathrooms exactly how you would like them to be photographed BEFORE we arrive.
• Prepare yard, removing natural debris and other clutter.
• Turn on outside lights.

Please arrive 30 minutes before your appointment as we do not stage, but only shoot as is.

We are unable stage properties due to insurance liability issues. Photos will be taken of the property as is, upon our arrival. This is also due to time scheduling, Photographers are only responsible to shoot photos of properties that are “shoot ready”.  Because of liability reasons, photographers will not be able to handle or move furniture, small objects, etc.

Hosting Time

Photo Usage and Online hosted virtual tours remain active and online for whichever ends first; The duration of the life of the active MLS listing, OR up to one (1) year from the virtual tour creation date. Tour reactivation and renewal may be purchased for a service charge.

We license our rights to use photos, not just the original photos themselves. This keeps our realtor pricing lower, and helps to keep our photo library more available to be reused again.

Anything beyond color correction and cropping will require a service fee. Please contact our office for current package rates. Photo Manipulation is limited to adjusting or changing portions of images. We are unable to create complicated scenery or patterns. Call our office for details on what we can do for your photos.

We can color correct and crop photos for free up to ten (10) photos per listing, per appointment type (day, twilight, aerial). Work beyond this may require a service fee. Please call our office for details as terms and conditions apply.

Only when possible, will on-site stock amenity photography be automatically added to your photography tour as a complimentary, free bonus. Stock photography does not count against your total photo amount delivered. Our stock amenity photography is not guaranteed, and may not always be available. Aerial photography is not considered stock photography. Complimentary, free, bonus amenity stock photography only counts toward on-site amenities. Amenities off-site from the original property appointment will require a service charge. Terms and conditions apply. Please contact our office for assistance.

When the Client purchases aerial photography, they are purchasing the rights to use them for that specific listing. Rights do not transfer to other nearby listings, even if they are in close proximity to the original listing location.

Aerial photography is not considered stock photography. The free, and complimentary amenity stock photography that we provide from on site amenities are a bonus as part of our tour packages.

Aerial photography is generally not re-used for secondary purposes. Each aerial session that is added onto ground photography sessions, are generally re-shot as new photography; this is due to the nature of changing environmental features.

If the Client would like to use Aerial photography again for another listing, the usage rights may be purchased upon request for usage on their new MLS listing. Terms and conditions apply. Please contact our office for assistance.
